Q  What does the City of Austin allow me to do on my property? What is the zoning category for Woods of Westlake?

A   The City of Austin's Neighborhood Planning: Guide to Zoning provides a one-page summary for each of the zoning categories in our neighborhood. Most of the lots in Woods of Westlake are zoned Single Family #1 (SF-1). Only one lot is zoned Single Family #2 (SF-2). For a concise spreadsheet of all zoning categories and their uses, refer to the Zoning Use Summary Table (updated May 15, 2013).

Q  How do Woods of Westlake Convenants and Restrictions differ from the City of Austin zoning laws?

A  Woods of Westlake C&Rs do not allow your home to be used as a bed and breakfast or short-term rental. You are also not allowed to have livestock and/or poultry on your property.

  • Each lot shall be used as a residence for a single-family and for no other purpose.
  • No business of any kind shall be conducted in any residence or on any lot.
  • No animals, livestock or poultry of any kind shall be raised, bred or kept on any lot, except that dogs, cats or other small and domesticated household pets may be kept provided that they are not kept, bred or maintained for any commercial purpose.
